From Land to Handover: The 8 Stages of Building a Home

A home is built in a clear sequence. When you can see the whole map, the process stops being intimidating and starts being manageable. Here are the eight stages every home moves through — from an empty plot to the day you get the keys.

1. Land & feasibility

Confirm clear title, check the plot against local building rules, and get a soil test. A quick feasibility study now tells you what you can build and roughly what it will cost before you spend on design.

2. Concept design

This is where your requirements, budget and the site come together into a scheme — the layout, the orientation, the Vastu zoning and the character of the home. Getting this stage right is what makes everything after it easier.

3. Design development & 3D

The scheme is refined into detailed floor plans, elevations and 3D views, so you can see and feel the home before it is built. Materials and the overall look are decided here.

4. Working drawings & approvals

Architectural and structural working drawings are prepared for the site, and the municipal sanction is obtained. These drawings are the instruction manual the whole build follows.

5. Foundation & structure

Excavation, foundation, and the RCC frame — columns, beams and slabs — go up. This "grey structure" is the skeleton of your home and typically 55–60% of construction cost.

6. Masonry & services

Brickwork, plaster, and the first-fix of electrical and plumbing lines are completed. Getting conduits and points right at this stage avoids expensive breaking later.

7. Finishing

Flooring, painting, doors, the kitchen, sanitaryware, the elevation and lighting bring the home to life. This is the most visible stage — and where good material choices and coordination matter most.

8. Handover
